Prince George set to inherit lively British 'stag party' town thanks to one royal rule

Prince George's life has been meticulously planned since his birth, with the expectation that he will one day ascend to the throne.

However, before becoming King, he is set to take on a significant role currently held by his father, Prince William - the Prince of Wales. This position comes with the inheritance of the vast Duchy of Cornwall Estate, spanning an impressive 135,000 acres.

Despite the Royal Family's penchant for privacy, with many of their properties nestled within hundreds of acres of land, it may surprise some to learn that a location owned by Prince William also serves as the backdrop for one of Britain's most renowned party towns.

And this property will eventually belong to Prince George. The Duchy of Cornwall's most well-known development is the Poundbury Estate in Dorset, but the Nansledan Estate in Cornwall is situated in a region famed for its lively nightlife, OK! reports.

Like many private estates, it comes with stringent rules, including prohibitions on visible washing lines or bins and restrictions on individual satellite dish installations. The estate is located in Newquay, a Cornish town celebrated as one of Britain's top party destinations and a popular choice for stag dos and hen parties.

The town, hailed by Cornwall Live as a top UK destination for stag do's in 2018 due to its bustling bars, eateries, and competitively priced beer, has royal ties, with ownership of several homes falling to Prince William as part of The Duchy of Cornwall estate.

The area is set for a long-term overhaul that could span four decades, and prospective residents will need to adhere to strict community directives. These include avoiding excessive noise such as raucous disputes or the slamming of doors.

The official webpage declares: "Development should enhance the quality of life, strengthen the bonds of community and place, and give people a sense of pride in where they live. Buildings should look as if they belong in the landscape, drawing on regional traditional styles, where the use of local materials and craftsmanship is vital to the aesthetic and the local economy."

It continues, "Nansledan is all these things, embodying timeless principles that have created enduring communities the length and breadth of Britain."

The Duchy of Cornwall is a historic private estate formed in 1337 by King Edward III for his son, Prince Edward, known as the 'Black Prince'. Back then, a charter determined that the eldest surviving son of the monarch, who is also heir apparent, would be given the title Duke of Cornwall.

Before ascending to the throne, King Charles worked extensively with the Duchy of Cornwall, a role that has since been handed over to Prince William following his new title as the Prince of Wales. King Charles had meticulously prepared his elder son for his duties relating to the Duchy of Cornwall.

In a 2019 ITV documentary, Prince William shared his thoughts: "I've started to think about how I will inherit the Duchy one day and what I do with it. I think it's really important, about the family angle, I really do."

Reflecting on his son's sentiments, King Charles expressed his profound reaction: "When I saw it, I couldn't believe it. I was deeply touched and moved by what he said. Frankly, it reduced me to tears."
